About This Method

What Is Thermal Imaging?

The technique is particularly effective for underfloor heating leaks, ceiling leaks from the flat above, and concealed plumbing in timber-frame or cavity-wall construction. Thermal imaging works best when there is an active leak with a temperature differential of at least 1–2°C between the leak zone and the dry surrounding material. In most cases it narrows the search to within a few centimetres, eliminating the need for trial-and-error access before the repair point is confirmed.

Clear Flow engineers use FLIR building-survey cameras calibrated for the temperature ranges relevant to domestic and commercial plumbing. All images are timestamped and annotated, and form part of the written survey report issued at the end of every investigation.

Baseline Thermal Scan

Our engineer carries out an initial sweep of the suspect area with a FLIR thermal camera. The scan covers walls, floor surfaces, and ceilings as relevant to the reported symptoms, building a thermal map of the entire zone before any anomalies are investigated in detail.

Identifying Moisture Anomalies

Areas of unexpected heat or cold indicate moisture migration. Active hot-water or central heating leaks appear as warm patches on screen; cold-water supply leaks or ingress from rain typically create cooler zones against a warmer dry background. The engineer records each anomaly with annotated thermal images.

Cross-Confirmation

Where possible, a second method — acoustic listening or tracer gas — is used to confirm the exact breach point within the zone identified by thermal imaging. This two-method approach ensures the access opening made by your plumber or contractor is as small as possible.

Written Survey Report

How accurate is thermal imaging for finding water leaks?

Thermal imaging can locate the source of a leak to within a few centimetres in most cases, provided the leak is active and creating a sufficient temperature differential. For hot-water and heating circuits, the accuracy is very high because the temperature contrast is strong. For cold-water leaks, the differential is smaller and a second method such as tracer gas is usually used to confirm the exact breach point before any access work begins.

Can thermal imaging detect a leak through tiles or concrete screed?

Yes. Thermal imaging reads surface temperature, so it works through any material that conducts heat — including ceramic tiles, stone, engineered wood, and sand-and-cement screed. The leak does not need to be close to the surface. In many cases, a hot-water leak under a tiled floor will produce a detectable heat signature at the surface, even through 75–100mm of screed.

Does the heating system need to be on for thermal imaging to work?

For central heating and underfloor heating leaks, the system needs to be pressurised and running so the escaping water is at a temperature that creates a detectable differential. For cold-water supply leaks or ceiling leaks from an above-floor flat, the system does not need to be running — the water itself creates a temperature difference relative to the surrounding dry material. How long does a thermal imaging leak survey take?

A standard thermal imaging survey takes between 45 minutes and 2 hours depending on the size of the property and the number of suspect areas. In most cases, a single-room investigation — such as locating a leak under a kitchen floor or in a bathroom ceiling — is completed within an hour. Larger surveys covering multiple floors or open-plan spaces take longer.

When would you use tracer gas instead of thermal imaging?

Tracer gas is used when thermal imaging cannot produce a clear result — typically when the temperature differential is too small, when the system cannot be run up to temperature, or when the pipe layout is unknown and a pressure test is needed to confirm an active leak first. In many investigations we use both methods together: thermal imaging narrows the zone and tracer gas pins the exact point, giving the highest confidence result with the smallest possible access opening.
